I recognize that in today's world, people are busier than ever, so I do all the beginning work for you. All you have to do is answer a few questions are we are ready to find you a new property!
The real estate profession can be one of the most misunderstood professions. Here are the most common questions I hear from potential clients.
1. How do I choose a REALTOR®?
Not all REALTORS® are the same, the one thing that everyone should know is that we all work independently for our Brokerages. When choosing a REALTOR®, there are a number of factors you should take into consideration: How long have they been selling real estate? Are they familiar with the specific area you are going to be buying or selling in? Will they be available when you have a question? What typical hours do they work? Are they familiar with what the area has to offer you and your family?
Also another tip I can give you is to talk to your family and friends. Who did they use as their REALTOR®? Were they happy with the service? What were the pros and cons in the dealings they had?
2. Why do I need a REALTOR®?
It is the largest purchase you make in your life time. I deal with home sales on a daily basis, where you as the buyer or seller do it maybe two to four times in your life. There are many hidden bumps in the road that can occur, and it is my job to make sure it is as smooth and stress free as possible. I take on the worries of all the paperwork and making sure it is filled in correctly. Go through many listings to make sure the ones that we book to view are exactly what you are looking for. I look at comparable sales and make sure your home is priced well as the seller and make sure you are paying appropriate market value as the buyer. I do all the negotiations for you, you will never have to deal with the other party yourself as this can sometimes be uncomfortable. It can be emotional and sometimes stressful to buy or sell and I am here to alleviate as much as I can. I can find you other qualifies professionals such as real estate lawyers, appraisers and home inspectors. I also help you plan financially for the process so you don't have any financial surprises.
3. How do you, the REALTOR®, get paid?
When you list your home for sale, I work on a commission basis. You, as the seller, will be charged for my services. From this amount, it gets split between myself, if there is another REALTOR® representing the buyer, my brokerage, and Royal LePage Canada. Also a portion of my commission gets put back into the community in the form of local donations.
For the buyer, usually the seller covers the commission amounts, but in some cases, you may be asked to pay for my services. This would only happen if we find you a home that is not actively listed for sale with a brokerage and that seller will not pay any commissions.
4. How can I get the most money for my home?
I will go through your home room by room with you and get you a "sellers to do" list so that when I bring potential buyers through, your home and property look as best as it can.
